Ok the following information is only what I have been told is common practice on the Costa Del Sol, you must seek professional advice before entering into any contracts.
The way people on the Costa Del Sol deal with long term property rental in Spain is...
The contract is for 11 months, within the contract is a clause that states that the tenants are only using the property for temporary accommodation whilst they are working in Spain.
References are taking in the usual way, as are deposits. The tenant must sign the contract and give their address as a UK address.
The tenant is responsible for all utilities and the landlord for all other costs.
Apparently this is common practice and is fairly safe. The tenants are in effect admitting knowledge of the temporary basis of the let.
